Wallingford, Seattle Real Estate Prices Up, Sales Strong

Wallingford, Seattle Homes - Real Estate Sales 2010
Sales of homes in Seattle's Wallingford neighborhood are markedly improved over 2009, and prices are showing a rebound at the halfway point of the year. Total sales of single family homes are up 27%, and the median sale price is up 21% vs the first half of last year. As with the usual median price discussion, we don't really have a 21% increase in the value of all Wallingford homes in one year, but more high-end home sales have pushed the median back up to normal levels after a dismal 2008-2009.

In May of this year we had 14 single family homes sold in Wallingford, following 15 sales in April. The median sale price during the month was $567,500. Condos are not prevalent in Wallingford, with just a handful selling so far this year. There are an increasing number of new construction townhomes in the neighborhood, although they are still significantly outnumbered by detached, single family homes. The vast majority of Wallingford homes are early 1900s Craftsman, Tudor, and Colonial homes.
Year-to-date, we've had 61 single family home sales, compared to 48 homes sold in the same period last year. The median price in that period has risen from $427,000 to $510,000. Removing townhomes from the sales, the detached home sales median price this year is $560,000.

Wallingford's waterfront shoreline on Lake Union is a mix of public parks, marine industrial, and houseboat marinas. There are a handful of houseboats sold on the waterfront here every year, with the majority being in Seattle Marina (rental slips) and Gasworks Marina (owned condominiumized moorage). These houseboats in Wallingford usually range in price from $150k to $500k, while the more expensive floating homes in Eastlake reach up to $2 million. Just one Wallingford houseboat has sold so far this year, a $250k newly-constructed vessel in Gasworks Marina.

Green Lake, Seattle Real Estate Sales, Prices Rise

Green Lake, Seattle Homes - Real Estate Sales, YTD 2010
The Green Lake neighborhood of North Seattle has continued a strong year of sales through May. Sales of single family homes are up 5% for the first half of 2010, and median prices of home sales continue to rise.

There were 26 houses sold in Green Lake in May, a solid month after a big April in which we had 32 houses sold. Condos make up a small portion of the sales in Green Lake, with an additional 6 condos sold in April and 4 in May.
Year-to-date, single family home prices in Green Lake are up significantly over last year. The median price at this point in 2009 was $390,000. This year we're at a median of $429,000, a price increase of 10%. Any price increases in the current market are a welcome sign, as Seattle has finally seen flat or slightly increasing prices for the past 6 months or so.
The current median sale price is actually quite a bit lower than the median value of all homes in the neighborhood, but a large number of lower-priced homes have been selling in the past couple of years. A large portion of the homes in Green Lake are $600,000 to over $1 million, but these home sales have been slowed significantly since late 2007. If I had to guess, I'd say the median value of all homes in Green Lake, on the market or not, would be about $525,000.

If you're searching for a Green Lake home to buy, you'll realize quickly that the definition of the neighborhood is a bit shaky, depending on who is classifying it. Most Seattle locals would generally associate anything West of I-5 and within maybe 10-15 blocks of the lake as Green Lake. The city clerk shows the South end at 60th St, but we usually classify homes as far South as 55th or 50th St as Green Lake. I've seen some homes that are practically as far North as Shoreline that are listed as Green Lake by some "creative" real estate agents. Just remember to always check the map first when you're looking at a Green Lake house listing.
There are no true waterfront homes on Green Lake, but the homes on Green Lake Way across the street from the lake are some of the most coveted homes in the area. The views of the lake are fantastic, and the bustle of constant pedestrian traffic on the walking/jogging/biking loop around the lake is a nice in-city alternative to a private beach. Green Lake remains one of the top neighborhood destinations in Seattle when local magazines survey readers for their favorite locales.

Seattle Foreclosures Stay Low: Bank-Owned Homes

While foreclosures have certainly increased in the greater Seattle real estate market over the past couple of years, REO or bank-owned homes have yet to make up a significant number of homes on the market.

Seattle currently has 210 bank-owned homes on the NWMLS for sale. This is out of 4277 total active listings, or about 4.9% of all listings.
Bellevue Foreclosures
On the Eastside, Bellevue has just 32 REO homes listed on the NWMLS, out of 932 total Active listings. At 3.5% of the market, this is again a less-than-significant portion of homes for sale.
There's even a nice waterfront bank-owned home in the Cedar Park neighborhood of NE Seattle, listed for $1.2 million.
We clearly have some REO inventory to shake out this year, but the greater Seattle market is functioning much more like a traditional real estate market for now than a lot of major cities in the U.S.

West Leading Strong U.S. Real Estate Sales

According to a new report by the NAR, home sales in the West and South of the U.S. continued strong gains in May 2010, buffeted by the tax credit and affordable prices. Low interest rates continue to bring new buyers in to the real estate market.
Real estate prices are up, home sales are up, distressed sales are down, and interest rates are down. Not a bad month.
Excerpts:
Existing-home sales remained at elevated levels in May on buyer response to the tax credit, characterized by stabilizing home prices and historically low mortgage interest rates, according to the National Association of REALTORS®. Gains in the West and South were offset by a decline in the Northeast; the Midwest was steady.
Housing Still Affordable
According to Freddie Mac, the national average commitment rate for a 30-year, conventional, fixed-rate mortgage fell to 4.89 percent in May from 5.10 percent in April; the rate was 4.86 percent in May 2009.
The national median existing-home price for all housing types was $179,600 in May, up 2.7 percent from May 2009. Distressed homes slipped to 31 percent of sales last month, compared with 33 percent in April; it was also 33 percent in May 2009.
Inventory Falling
A parallel NAR practitioner survey shows first-time buyers purchased 46 percent of homes in May, down from 49 percent in April. Investors accounted for 14 percent of transactions in May compared with 15 percent in April; the remaining sales were to repeat buyers. All-cash sales were at 25 percent in May, edging down from a 26 percent share in April.
By Region
Existing-home sales in the West rose 4.9 percent to an annual rate of 1.29 million in May and are 15.2 percent higher than May 2009. The median price in the West was $221,300, up 7.4 percent from a year ago.

Case-Shiller, Zillow Stats Say Seattle Real Estate Has Hit Bottom

While the outlook for recovery and a return to price increases in Seattle real estate is a contested topic, two groups seem to have come to the conclusion that real estate is finally bottoming out.
MacroMarkets, using Case-Shiller Indices views the market as headed into recovery mode, and Zillow is predicting it will happen next quarter. MacroMarkets is predicting a moderate increase in home prices over the next five years, while Zillow thinks it will be flat market. For recession-weary home owners, even "flat" is a nice word to hear in the real estate market.

Economists polled MacroMarkets predict U.S. housing prices will rise by 12% over the next five years, based on the S&P Case-Shiller Index.
MacroMarket's co-founder Robert Shiller did not participate in the survey but called the 12% forecast "a plausible scenario," The WSJ reports.
Plausible...but not likely, says Stan Humphries, chief economist at Zillow.com. "12% over next five years is probably a little high."
For the past year-plus, Zillow has been predicting an "L-shaped recovery" in housing, a forecast Humphries reiterates in the accompanying video.
"We're predicting a bottom in the third quarter of 2010," he says. "Once we hit bottom, we are going to see a sustained period...three-to-five years of modest-to-negligible appreciation, and perhaps flat-to-down in 'real' terms," meaning adjusted for inflation.

Seattle Real Estate Prices To Rise in 2010

Money Magazine has a new report out on hundreds of U.S. cities and their forecasted real estate values for 2010. The magazine article (posted on CNN Money) is suggesting Seattle real estate prices will rise 0.6% in 2010. This seems to coincide well with the near 0.1% price increases we're seeing monthly right now.

Lake Union Houseboat and Floating Home Sales Strong in May

Two floating homes sold in Seattle in May, a 2 bed 1 bath home in Westlake, and a 2 bed, 1.75 bath home in Eastlake. That brings the total floating homes and houseboats sold through May 2010 to six.

The trend for 2010 continues to be much stronger sales than in 2009. We had one sale in May 2009 of a houseboat, but it was the only sale for the entire year up to that point. We continue to see more buyers in the houseboat market, with sales rising along with the general real estate market.
While sales have started out strong this year, I'm guessing they'll get an even bigger increase through the summer if the new financing options come through. Seattle Metropolitan Credit Union has opened up financing recently on houseboat "vessels", even in rental slips.
Up until recently, these homes were only available as full cash purchases or through seller financing. This should allow more buyers, especially first time buyers, to enter the houseboat and floating home market. There are currently 5 Seattle houseboats listed for under $200,000.

Big Gains in Seattle Waterfront Real Estate Sales

 
Seattle Waterfront Real Estate Sales Show Big Gains in May
Waterfront home sales in Seattle continued their 2010 resurgence with a big month in May. There were eight significant waterfront home sales last month, including four over $1 million. That number is twice the number sold in May 2009, and a big increase over the 5 waterfront homes sold in April, which was in itself a big improvement over last year.
Overall, the trend toward more waterfront real estate sales is getting stronger as the year goes on. We now have 29 waterfront homes sold so far in 2010, more than doubling the 13 sales at the same point last year.

The median sale price of a waterfront home at this point in Seattle a year ago was $1.0 million, and that number has moved up to $1.4 million so far this year. While that number can sometimes be misleading in a relatively small sample of sales, it rings true after analyzing the number and types of homes being sold. The ultra-luxury real estate market is still suffering in terms of prices, but there is far more liquidity this year, and there are a fairly large number of potential buyers looking for a good deal.

Kirkland's Woodland Cove community is just a small enclave on the Northeast shore of Lake Washington, but step inside the gates and you'll feel as if you've stepped back in time a bit. Since Woodland Cove is a gated community, most area residents have probably never visited unless they personally know someone who lives here. It's well worth the visit if you have the chance. The homeowners pay about $75/mo for HOA dues to maintain this spectacular area, and the pride of ownership is overwhelmingly evident. Currently listed at $1.4 million, this particular home allows for a unique opportunity to own luxury real estate in a landmark community and still have waterfront access at a non-waterfront price.

Easy Living on Kennydale's Lake Washington Waterfront
I spent the day touring the Eastside waterfront with clients yesterday, from the North end of Juanita down to this final home in Kennydale, the Northern tip of Renton on Lake Washington. Every neighborhood exudes its own distinct feel, and the essence of Kennydale is laid-back living.

While the homes are gorgeous, well-built, and have views of some of the calmest waters on Lake Washington, there's also no pretense or ostentatiousness. The homes and the streets are well-maintained, but not gated. Home styles vary, but most have a traditional lake house feel-no columns, towering chandeliers, or formal double staircases.

This three story home on Ripley Lane enjoys the assets of new construction design. Built in the 1990s, its focus is on open living space facing the water, with the vast majority of the 3630 square feet going to dining, entertaining, and lounging. It's hard to walk anywhere in the home without seeing the lake.

Entering from the street-side two car garage, the home immediately opens into a formal dining area, which descends a short staircase to an open kitchen, dining nook, and living room. The full-height windows dominate the Western wall, and a large deck off the living room provides for a large outdoor eating space.

It could be a perfect summer getaway for the extended family.
