Shared Waterfront - More Bang for your Real Estate Buck

Mention luxury real estate and the first image most Seattle-area residents think of is a waterfront home. Waterfront real estate has long been the most sought-after property in Seattle, and the pricing of these properties reflects that value. While there are still some areas around the Seattle metro that offer some great waterfront values, the majority of waterfront homes have a prohibitive price tag.

In reality, though, many home buyers who are interested in having their own private boat moorage and great views of the lake may not need to buy a true waterfront home. There are many small enclaves and communities that have private access to the waterfront for all homeowners, not just the ones that actually live on the shoreline. With a variety of ownership and maintenance agreements, small groups of neighbors can share a dock that has plenty of moorage for a handful or even a dozen boats.
These docks are private property with no public access, maintaining privacy for the neighborhood and still allowing a larger group of homeowners to enjoy the waterfront. Most of the homes in these areas are close enough to the water to have beautiful lake views. The price tag, however, can be just a fraction of what a true waterfront lot would cost.

I looked at a couple of Eastside homes this week with shared waterfront access. Both provide a great neighborhood, views, and a private shared dock for moorage. The neighborhoods – Enatai in Bellevue and Holmes Point in Kirkland – are well-regarded and full of high-end luxury homes. The shared waterfront will allow the buyers of these homes to enjoy lakefront living with a signature address at a more moderate price.

When Seattle's popular waterfront communities are discussed, quiet communities like Cedar Park are many times overshadowed by the excitement at Alki Beach or the waterfront dining in Leschi. While these communities have a great combination of entertainment and waterfront living, many homeowners would prefer a more secluded lifestyle, with a separation between their residential neighborhood and the bustle of traffic and tourists.

Cedar Park provides some of the best privacy on Lake Washington's waterfront, without the need for a gated community. Just a few blocks from major arterials into the city, the waterfront homes are accessed by a winding, narrow road that's only travelled by locals. With no through traffic access, Cedar Park doesn't get the sightseeing congestion that might clog the streets of Alki on a sunny summer afternoon.

The 75 feet of Lake Washington waterfront allows for the home to stretch along a wide portion of the lake. This creates plenty of deep-water moorage for multiple watercraft, including the current boatlift and space for another.

Enjoying the "quiet end" of Lake Washington and still having quick access to downtown Seattle makes the home a perfect full-time residence for a Seattleite, or a great vacation getaway. At its recently-reduced list price of $1.495 million, it's one of the least-expensive homes on the lake that has truly high-quality interior finishes, and needs no improvements to move in. Waterfront in Seattle hasn't been this inexpensive in years - get on the water while you can.

While waterfront home sales on the Eastside weren't as brisk in March as they were in Seattle, we did see a significant handful of sales that give a picture of the current waterfront market. Overall, we're seeing an improving market in terms of total sales of waterfront homes, but significant discounts in final sale prices.

12505 Holmes Point Dr NE, Kirkland WA 98034
This 3500 sq ft home sits on 1/3 of an acre of Lake Washington waterfront property on the North end of Kirkland. With 100 feet of waterfront footage, it has an expansive shoreline. The 4 bed, 2.75 bath, mid-century home was on the market for a year, with an initial listing price of $2.85 million. It was listed for $1.65 million in March, and negotiated down to a final selling price of $1.525 million.
2424 W Lake Sammamish Pkwy NE, Redmond WA 98052
This Lake Sammamish waterfront home was a short sale, and had been on the market about 9 months. It has a guest house and newly-constructed main home on 50 feet of waterfront with a 6 car garage. Originally listed at $3.4 million, it's listing price dropped to $2.45 million last month and it closed at $2.3 million.

This is a beautiful piece of property with a very traditional feel. The 1+ acre of land provides plenty of privacy for the 4700 square foot home with 86 feet of waterfront. The moorage can accomodate a large yacht and float plane, while the 7 car garage leaves plenty of space for a collector. This home was on the market for 10 months, with a fixed list price of $8.8 million. The final sale price was $7.95 million.
4344 Hunts Point Rd, Hunts Point WA 98004
This one was a real surprise. The French manor near the tip of Hunts Point was only on the market for a month and a half. Its list price was $15.8 million, and while the ultra-luxury market has seen some steep discounts, the $11.28 million sale price was a very substantial reduction. This 8300 square foot home has 5 beds, 6.5 baths, and 157 feet of waterfront. The 52,000 sq ft lot is one of the better pieces of property in greater Seattle.

Mercer Island Waterfront Home Sales, 2010

There were five significant sales of waterfront homes in Mercer Island so far this year, with prices ranging from $2.4 million to $4.2 million. In the same period last year, there were no Lake Washington waterfront sales at all. This increase in sales is trending along with the rest of Greater Seattle's waterfront and luxury home sales. Prices have dropped significantly in the past two years, and waterfront home buyers seem to have jumped off the fence and gotten the market moving again.

This 4 bed, 3.5 bath home sold for $2.43 million. At 4367 square feet, it's a fairly large home with views of the lake throughout. It was our only sale so far this year on the East shore of the island, with 80 feet of waterfront. The home was listed 9 months ago, and it's original asking price was $2.998 million.
4837 Forest Ave SE, Mercer Island WA
A 2770 sq ft house on the Western shore of the island sold for $2.6 million. The home has 3 beds and 2.75 baths. The street-to-water property has 53 feet of waterfront and a dock with a boathouse. It's original list price was $2.795 million and it was marketed for 9 months.
2457 60th Ave SE, Mercer Island WA
This home resides in the East Seattle community, just South of I-90 on M.I.'s Northwest shore. The 4 bed, 3 bath home has 3230 square feet of finished living space. With a generous 68 feet of lakefront and a boatlift, it sold in less than two weeks. The sale price was $2.75 million, with an original asking price of $2.995 million.
8435 SE 87th St, Mercer Island WA
The next waterfront sale had a final closing price of $3.79 million. Built in 2007, the 4 bed, 4.5 bath home is 4133 sq ft, and sits on the Southern tip of the island. It's a beatiful new home which makes great use of the winter sunlight. It was marketed for 2.5 years, with an original asking price of $5.1 million in mid-2007.
8171 W Mercer Way, Mercer Island WA
The largest home sold so far this year was, not surprisingly, also the priciest, with a final selling price of $4.195 million. The 5 bedroom, 5 bath home has an expansive 7700 square feet of interior space, by far the most spacious home in recent months to sell. The Southwest island home captures perhaps some of the best sunsets on Mercer Island year-round. This home was marketed for 7 months, with an original asking price of $5.25 million.
