Six Bellevue Waterfront Homes Sell in August

There were six Bellevue waterfront homes sold this August, with prices ranging from just over $300,000 to over $1.6 million.  The half-dozen sales were a strong showing for Bellevue, after just four waterfront homes sold in July, and just three in the same month last year.
The least-expensive home is a small rambler on Phantom Lake in East Bellevue, a fixer-upper that was an estate sale.  The top waterfront sales of the month were in Pleasure Point, in Southwest Bellevue, and on Crescent Key, on the canals of Newport Shores.

Normandy Park Waterfront Homes

Normandy Park, just South of Seattle and Burien on Puget Sound, has some of the most serene, idyllic locations for waterfront homes.  The small community is filled with tall timbers and has very little through-traffic, making it a quiet and well-kept town. 
Homes near the waterfront in Normandy Park range from smaller homes with views of the Sound and the islands, to large modern estates seated right on the saltwater shoreline.  The waterfront is also highly varied.  About half of Normandy Park waterfront homes sit on lots where the water is easily-accessible, with comfortable slopes, low banks, and sandy beaches.  The other half sit high on bluffs, with waterfront access through steep stairways and sometimes ladders.  These homes have some of the best Puget Sound views, with panoramic vistas of Vashon Island and the Olympic Mountains.
Waterfront homes in Normandy Park start around $500,000 for a high-bluff home needing some work, and reach a peak of over $5 million for an expansive beachfront estate.

Seattle-Area Waterfront Home Sales Up 12% in First Half 2011

Waterfront homes sales in the Seattle area were up significantly for the first half of 2011.  Waterfront sales recorded on the NWMLS for 2010 were at 207 at the halfway point, while that number has risen to 233 sales in 2011.
The 12% increase is another indication that there are some strong pockets in the Seattle real estate market, especially in niche categories with unique value.  Certain segments such as waterfront homes, modern homes, and highly-coveted traditional neighborhoods are seeing strong real estate sales and stabilization in prices, even while much of the new construction market is stagnant.
The median price for waterfront real estate sales in King County was $670,000 (waterfront sales include houseboats, riverfront, canal, Puget Sound, and lakefront homes).

Seattle Home Prices Up 1.1%, 3rd Straight Monthly Gain - Case-Shiller/S&P

Seattle-area home prices rose 1.1% from April to May, according to the latest statistics out from Standard & Poors/Case-Shiller.  In a welcome bit of news, the Seattle area matched national home pricing trends, as the country's largest cities matched the same 1.1% increase in median sale prices.
This is the third straight month-over-month increase in Seattle homes prices, according to the index.
This follows news from the last month's report showing a 0.7% increases in prices for the country:
It will take some time to get the real estate market back to a strong recovery, but consecutive monthly gains are showing that there is stabilization of pricing and we may be headed toward that recovery.

Shoreline Waterfront Home in Innis Arden Sells for $1.317 million

Most Shoreline waterfront homes are on high bluffs over the Puget Sound, as was the most recent sale. 
A 3,180 square foot home on the high bank waterfront of Innis Arden was sold on the last day of June for $1,317,000.  It's a significant sale for the area, with a strong sales price for most of Shoreline outside of The Highlands or Llandover by the Sound.
This home is a mid-century modern home with walls of West-facing glass to capture the sunsets.  It was on the market for a few months in 2010, and then came back on the market this spring and sold after just 51 days.  The final sale was at 94% of the final list price.

There are a wide range of styles and prices when it comes to Kirkland waterfront homes, and the most recent sale was certainly near the top of Kirkland's luxury market.

Two Medina Waterfront Homes Sold in June

Two Medina waterfront homes sold in June, both topping the $3 million mark. 
The first sale was on the Western side of Evergreen Point Rd, with Seattle city views.  I had a chance to tour the home with clients, and at 4500 square feet, it's a sprawling home with walls and walkways of glass, allowing in plenty of sunlight in the afternoon and evening.  The home had been on the market for almost a year, with a final selling price of $3 million, about 86% of its final list price.
The second sale was on the protected harbor side of Evergreen Point, on 32nd St.  This Fairweather Bay home has over 6000 square feet of living space and a steel bulkhead with plenty of moorage.  After around 3 years on the market, this home sold for 90% of its final list price, closing out at $3.575 million.
