There were just 21 homes sold in Clyde Hill, WA in 2008.  This steep drop in sales was seen in most of the upscale areas of the Greater Seattle real estate market.  Clyde hill sales dropped by about half, as prices stagnated and marketing times doubled.

Medina WA Home Sales, 2008


 

There were just 24 homes sold in Medina, WA in 2008.  This number of home sales represents about half of the sales in 2007.  The real estate market in Greater Seattle took a real hit in the luxury home range during 2008, and Medina was not immune.   Days on Market increased slightly from the previous year, and median home prices dipped a bit.

 There were 52 homes sold in Medina, WA in 2007.  This is essentially the same number as the previous year.  Days on Market feel from 79 to 46 days, as the real estate market picked up in the Greater Seattle area.    Prices also increased, with a median Medina home going rising nearly a half million dollars to near $2 million.

Yarrow Point WA Home Sales, 2008

 

There were just 9 homes sold in Yarrow Point, WA in 2008.  Like many other upscale areas, Yarrow Point suffered through some slower sales in 2009 as the real estate market corrected and the economy waned.  Days on Market grew from just a month in 2007 to over 6 months in 2008.  Still, the homes that did sell in Yarrow Point were high-end homes, with the median price jumping to nearly $3 million.

Hunts Point, WA Home Sales, 2008

 

There was only one MLS-recorded home sale in Hunts Point, WA in 2008.  While high-end, luxury home sales slowed significantly this year, the community of Hunts Point is particularly quiet about its home sales.  While many homes will go on the NWMLS, there are also many that never reach the market.  This close-knit community snaps up many of the homes before they ever see the open market, which accounts for the lack of data in some years.

 

The one sale shown on the NWMLS records is a 3 bed, 3 bath, 2550 sq ft homes.  It sold for $1.39 million and resides on a 1/3 acre lot on Hunts Point Rd.  It's not a waterfront homes, but it does have some territorial views.

Home Foreclosures Drop For Fourth Straight Month

For the fourth straight month, U.S. home foreclosures declines, bringing some more good news to the real estate market.  The November foreclosures were 8% less than in October of 2009.

Notices of Default from banks are also down this month, while total foreclosures and defaults are both up since the same time last year.

More than 50 percent of all foreclosures are in California, Florida, Illinois, and Michigan.

November Seattle Home Sales Up 81% vs. last year

Home Sales in Seattle this November were much higher than 2008, according to a Seattle Times article.  Compared to Nov 2008, sales were up 81% this year, with 1574 closed sales in King County.  While winter is always a slow point in the real estate sales cycle, the possible expiration of the first time home buyer tax credit pushed a lot of buyers to close on homes in November.
 
As for home prices, the news was also better than we've seen recently.  Year-over-year, house prices were down just 6.3% and condo prices were down just 7.9%, significantly less than at the beginning of 2009.  Prices may be stabilizing, as the bottom of the market gets less and less inventory and move-up buyers start to buy up the mid-range homes.

Bellevue Waterfront Homes Sold, Nov 2009

There were a couple of significant waterfront sales of Bellevue homes during November. 
 
The first was in Newport Shores, on the South end of Bellevue.  The canals in this neighborhood create many Newport Shores homes with waterfront access.  A home on Crescent Key sold for $1.35 million after being on the market for about 6 months.  This 3 bed, 2.25 bath home is large at 3300 sq ft, and was built in the early 1970s. 
 
A second waterfront home was sold on Meydenbauer Bay, just off downtown Bellevue.  This house was on the market for over a year, and came to a final sale price of $2.3 million.  The home has 3 beds, 2 baths, 3100 sq ft, and was also built in the early 1970s.  The Lake Washington waterfront is 60 feet of shoreline, and there is a dock on the protected water of the bay.

Seattle Waterfront Homes Sold, Nov. 2009 - Big Sales of Houseboats and Floating Homes

Houseboats and Floating Homes dominated the sales of waterfront homes in Seattle for November 2009.  Of the 6 waterfront real estate sales, 5 were floating homes on Seattle's Lake Union.
 
3 floating homes sold in the Eastlake neighborhoo d.  There was quite a range in home styles and prices of these Lake Union Homes:
$250,000 - Bank-owned studio floating home on Dox Coop
$725,000 - 3 bed, 1.75 bath, 2 story floating home in Phoenix Moorage Condo
$2,100,000 - 3 bed, 3 bath, 3000 sq ft 3 story floating home in Eastlake
There's a real surge in floating home prices when the views increase--much like regular waterfront homes.  This 3-level home has some of the best views on the Lake Union.  It was built in 2007 and is much like living in a traditional home, whereas the studio is a cozy waterfront cavin.
 
2 floating homes sold in Portage Bay off Lake Union's east end:
$330,000 - Bank-owned 1 bed, .75 bath floating home, built in 2006
$420,000 - Bank-owned 1 bed, 1 bath floating home, built in 2007
These homes on Boyer Ave were part of a group of homes rebuilt by one high-end builder a couple of years back.  He did an amazing job in quality, but apparently overshot the price that buyers were willing to pay.  They seem to all have been sold very recently.
 
A magnificent Lake Washington home in Laurelhurst was the pinnacle of recent waterfront home sales.  Sold for $11,500,000, this 5 bed, 5 bath, 10k sq ft home was on the market for just two months.  It has a very large swath of Lake Washington waterfront at 125 feet.  Built in 2003, it has the modern conveniences of a 3 car garage, 2 docks, boat lifts, swimming pool, and an outdoor living room.
