Eastside Waterfront Real Estate Sales Up Big in March

Sales of Eastside waterfront homes in March showed a marked improvement in terms of sales volume.  There were 11 significant waterfront sales on the Eastside, including 8 sales over $1 million.  This is nearly three times the sales volume last year in march, and a 57% increase over the 7 waterfront real estate sales last month. 
The waterfront real estate market continues to improve in the Greater Seattle market, and it seems to be a bit strong on the Eastside and Mercer Island.  We're seeing a higher number of cash purchases and homes selling in less than one month on the market.

Seattle Waterfront Homes Sold, March 2011

Three waterfront homes were sold in Seattle in March (not including the two floating homes in the previous post).  Two of the sales were on Beach Drive in West Seattle, while the third was a steal of a waterfront home on Rainier Ave S.
The first Beach Drive home was a 2 bed, 2.5 bath 2300 sq ft home that was build in the mid 1980s.  This waterfront home sold for $950,000, after having been on the market for almost a year.   
The second Beach Drive sale was a large home with a beautiful waterside pool and sold for $1.35 million.  The home had been on the market for over 18  months, originally having been listed near $2 million and most recently being listed at $1.475 million.  The 3 bed, 3.25 bath home has almost 2600 square feet of living space and 57 feet of waterfront.
The final sale in Rainier Beach was sold for just $600,000.  A 2200 sq ft home that could use a bit of updating, it has an amazing double lot with 80 feet of Lake Washington waterfront.  This is one of the lowest-priced sales of Lake Washington waterfront we've seen in years.

Seattle Houseboats, Floating Homes Sold, March 2011

There were two Seattle floating homes sold during the month of March.
A floating home on Fairview Ave sold for $580,000.  At 2 beds, 1.5 baths, and 1100 sq feet, it's a mid-sized floating home.  Its biggest asset is the upper floor's vaulted ceilings, large windows, and the top deck with 360 degree views.  It's a nice location on a southern Eastlake dock.
A beautiful new construction floating home on Westlake Ave sold for $850,000.  This home has all the advantages of modern construction-open design, beautiful window layouts and large glass doors.  Located in a quiet cove with additional boat moorage, it's a fairly unique home.

Eastside Waterfront Real Estate Sales Doubling in 2011i

Waterfront real estate sales on the Eastside in 2011 are more than twice the sales numbers at the same point last year.  So far we've seen 20 sales of homes on Lake Washington, Lake Sammamish, and the Sammamish River, as compare to just nine sales last year.  This trend matches the numbers we're seeing in Seattle and all over King County, as waterfront home prices have become more affordable and more buyers are seeing the value in the market.

Seattle Waterfront Real Estate Sales Make Big Gains in 2011

Sales of waterfront real estate in Seattle and King County are up significantly to start 2011 as compared to last year's sales.  Waterfront home sales have been gaining ground since early 2010, and that trend doesn't seem to be changing.
During the months of January and February, we've already seen 33 waterfront homes sales in King County, a 32% increase over the same period last year when 25 waterfront homes were sold.
Prices of waterfront real estate have certainly come down in the meantime, adding to the feeling that we're still in a buyer's market, but inventory reduction and the larger pool of potential buyers have improved the outlook for home sellers.

Luxury Real Estate Sales Up in All 20 Major U.S. Metros

As I've been reporting for the past year, sales of waterfront and luxury real estate in the Greater Seattle market have been fairly strong in the past year, as compared to the general market.  Coming off a dismal 2009 of luxury real estate sales, we saw huge gains in total sales all over the Puget Sound region.  Prices have certainly been down in the highest segments of the market, but much of that is a layover from unrealistic listing prices in 2008 and 2009.  Sellers have adjusted their pricing to today's market and prospective waterfront/luxury home buyers have responded in droves.
It seems that much of the same has happened across the country, according to a CNN Money report.  Their analysis is that when the stock market makes gains, wealthier buyers will spend money on real estate, even in a bad economy.  I'd say that's a bit simplistic, but it certainly does have an effect.
More likely, though, these are folks who considered buying a high-end home three to four years ago.  They've been sitting on the sidelines with all of the bad economic and real estate news for a long time, and someone has to call the bottom.  Prices on some waterfront homes have gotten lower than we've seen since 2005, and buyers are betting the bottom is in sight.
CNN Money report:
The rich have returned to the real estate market and are taking advantage of big bargains in luxury homes. Sales of million-dollar homes and condos increased last year in all 20 major metro areas - with some cities seeing an 18.6 percent increase in high-end home sales, according to DataQuick Information Systems. The increase follows four consecutive years of declines in million-dollar homes.
The market that fared the best in high-dollar real estate: San Jose, Calif., which boasted a 27.4 percent increase in sales last year in million-dollar homes. Honolulu also saw a big spike in million-dollar sales - a 26 percent increase - as well as New York, where million-dollar home sales rose nearly 25 percent.
In Washington, D.C., million-dollar home sales grew by 20 percent, as government workers continued to help the high-end real estate market there. Washington, D.C., has recently been ranked as one of the highest paid cities, as well as best educated place in the country.
Other cities with big gains in million-dollar home sales include San Diego (14 percent) and Nashville (13 percent).
