Seattle Waterfront Home Tour: Magnolia Canal Waterfront Estate
3736 W Commodore Way, Seattle WA 98199

I had a chance to tour four waterfront homes for clients yesterday, and this one took me by surprise. While its price was less than half of some of the other homes I visited, this home was by far my favorite. It just fits its surroundings perfectly, and makes me remember how great my job is on a sunny day. Maybe it's the smell of saltwater, and all of the negative ions in the air (ok, I don't really believe that, and besides, it's just brackish water here). Whatever the reason, walking out from this beach home to the sandy shoreline and watching the seabirds land on old pilings in the water takes me back to childhood trips to the islands in Puget Sound.
While the buyers of this estate sale will surely put their own design touches on this 1950s home, its layout is perfect for having relatives and friends come to visit. The drive up Commodore Way is fairly quiet as you head West past the Ballard locks and railroad bridge. As you enter the property, there is a large outdoor pool and yard along your path to the home.
The living room, dining area, and kitchen of the home all face the waterfront, with huge windows letting in the light. The mid-century style of the home is evident, with a low-slung roof peak, and vaulted ceilings in the living room. At 3930 square feet, the home is deceptively large. Retreating back to the living quarters, there are five bedrooms and 2.75 baths in the Southern wing of the L-shaped structure.
Heading out into the back yard, a view deck leads down to the beach. A private rail boat launch sits on the Western edge of the lot, and the 42 feet of waterfront feel quite private. It's located near intersection of Shilshole Bay and Salmon Bay, and the canal is quite wide at this point. The concrete bulkhead provides for a low maintenance support on the water.
Waterfront homes on the ship canal are not necessarily common, so this kind of home is usually not on the radar of home buyers in the waterfront market. This is a home that shouldn't be missed, though. At $1.4 million, it's inexpensive for a "true waterfront" home in Seattle, and its unique location is worth a visit.
